Look for changes, not just obvious damage

Hidden water damage often shows up first as subtle changes – a slight bow in drywall, a new hairline crack, bubbling paint or a faint stain that grows slowly over time.

Pay attention to texture and feel

Gently press suspicious areas with your fingertips. Soft, spongy or unusually cool spots can suggest moisture inside walls or ceilings even when the surface still looks mostly normal.

Trust your sense of smell

A musty smell in a particular room or closet, especially after past leaks, is another reason to ask for a closer look, even if you cannot see obvious damage yet.
